Business overview
Sadie's Shine Cleaning Services is a Central Coast cleaning business run by owner-operator Elle Clark. Specialising in bond and end-of-lease cleaning, Sadie's Shine has built a strong reputation with local real estate agencies including Raine & Horne and One Agency. The business operates with one trusted contractor and holds public liability insurance and police checks for all staff. Elle brings an ex-corporate attention to detail that sets the standard apart from fly-by-night operators — real estates keep coming back because the work is right the first time.

Services
Bond Cleaning End-of-lease and bond cleaning to real estate agency standard. Every inch of the property is cleaned — floors to ceilings, inside cupboards, windows, appliances. Trusted by local real estate agencies on the Central Coast.
Regular Cleaning Fortnightly or weekly refresh cleans tailored to your home. An initial deep refresh gets the property up to standard, then ongoing visits maintain it. Customised to focus on the areas that matter most to you.
Deep Cleaning Thorough one-off cleans for pre-sale preparation, spring cleans, or homes that need a full reset. Every surface, every corner — done properly.
Airbnb Cleaning Turnaround cleans for short-term rental properties. Presented to hosting standard between guests — fresh, spotless, and ready for the next booking.
Differentiation
Sadie's Shine is trusted by Central Coast real estate agencies for bond cleaning because the work is done to an inspection-ready standard every time — no callbacks, no excuses. All staff are police checked and the business carries public liability insurance. Unlike operators who advertise a 'bond back guarantee', Sadie's Shine is upfront: the clean is thorough and to real estate standard, but factors outside the clean (pre-existing damage, carpet burns, scratches) are beyond any cleaner's control. That honesty is exactly why real estates trust the business. Cleans are customised — not a one-size-fits-all approach — and an eye for detail that most competitors simply don't bring.
Brand voice

Warm, direct, and confident. Speaks like a trusted local, not a sales rep. Honest about what's included and what isn't. Doesn't talk down to clients but also doesn't oversell. Quietly proud of the standard of work.

Ideal customer
Real estate property managers who need a reliable cleaner they can call on for end-of-lease jobs — someone who won't let them down or send them back to a property a second time. Also: homeowners aged 30–60 who value quality and reliability over finding the cheapest option, have tried cheaper cleaners and been disappointed, and want someone flexible who will focus on what matters most to them.
Anti-persona
People who want to haggle on price or go well under market rate. Hoarder or disaster cleans requiring specialist equipment. After-hours commercial contracts. Clients who want a 'bond back guarantee' in writing.
Customer journey
Customers find Sadie's Shine via Google search, Facebook, or word of mouth from neighbours and real estate contacts. They call or message to discuss the job — Elle asks about the property condition, size, any specific focus areas, and whether they have pets. For regular cleans the conversation is straightforward: scope discussed, initial clean booked, and most clients continue fortnightly. For bond and deep cleans, Elle inspects in person or by photos to provide a flat-rate quote. Elle always explains what's included, answers questions honestly, and lets clients know they're not locked in after a one-off clean. Nine times out of ten they rebook.
Objections & responses
Why don't you offer a bond back guarantee?
Because it's an empty promise. If there's pre-existing damage — scratches, carpet burns, scuff marks — no amount of cleaning will fix that, and no honest cleaner should promise your bond back when they haven't seen the inspection report. What we do promise is a thorough, real-estate-grade clean. That's why the agencies keep calling us back.
How much does a bond clean cost?
It depends on the size and condition of the property. A one-bedroom might be $400–$500. A three-bedroom, one-bathroom is typically around $1,000 once you factor in the level of work involved — inside every cupboard, every window, every surface. Ovens are quoted separately at $150–$200 because they're a full job on their own. We'll inspect in person or go by photos to give you a flat-rate quote.
Can I trust someone in my home?
All staff and contractors are police checked and the business carries public liability insurance. We don't cut corners on that — it protects you as much as it protects us.
Why charge hourly for regular cleans?
Because every home is different. A flat rate sounds simple until you show up to a job that turns out to be twice the work. Hourly keeps it fair — you pay for what actually gets done, and we discuss the scope upfront so there are no surprises.
Will my house actually be clean when you leave?
Yes — if something's not done, the job's not finished. We discuss what's important to you at the start and make sure those areas are done properly.
